HBC Check

Welcome to the Home Building Compensation Check.  This register allows you to check if there is valid home building compensation insurance for residential building work carried out in NSW since 1 July 2010. It is open to the public, and free to use.

Why is it important to check the validity of your HBC insurance?

If you’re building or renovating a home for more than $20,000 (including GST), the business contracting the work must have home building compensation insurance before taking any money (including a deposit) or starting the work.

This insurance helps you if the business cannot complete the work or honour statutory warranties due to:

  • insolvency
  • death
  • disappearance
  • having a licence suspended for failing to obey a court or tribunal order to compensate a homeowner.

Without a valid certificate, building works on your home will not be covered.

Who should use the HBC Check?

The HBC Check may be used by anyone with an interest in a home or involved in work on a home, either planned, in progress or completed. Works can consist of new construction, renovations, additions or repairs.

Examples of people with an interest in a property include:

  • homeowners
  • prospective buyers of a home
  • sellers preparing for a sale
  • local government or private certifiers
  • lending institutions that have financed work on a home
  • conveyancers, real estate agents or solicitors
  • body corporates.

Who do I contact about a missing or incorrect record?

The information in the register is provided by the current sole insurer, icare HBCF.

Contact the icare HBCF Customer Support Team on 02 9216 3224 or by email if:

  • you think there should be a record of insurance for a property, but you cannot find a matching record, or
  • the details of a certificate of insurance do not match the work on a home (e.g. different address or insured in the name of someone other than the business that contracted the work on your home).
